12 Channel Street
The proposed renovation for 12 Channel Street, the first tenant-occupied building renovated by the BRA, would serve as a prototype for future flex-industrial offices in the BMIP. The 12 Channel Street building is a nine-story, 357,000sf concrete and brick building. The tenants range from light manufacturing to industry associations and some of the spaces have been lightly renovated, but most are unfinished.
Suite 701 was formerly the home of a commercial printing facility. The space is classified as “flex” industrial space, which combines a mix of office space with research, light manufacturing and ware-house uses. It currently has a layout of offices with open space for manufacturing and two freight elevators. The structure is concrete with waffle slabs and 10ft ceilings. The exterior walls are uninsulated, unreinforced brick walls and the steel windows are single paned. The 10,000 sf renovation to Suite 701 will remediate the existing space, provide new windows, exterior envelope improvements and all new systems. A renovated lobby will visually tie into the newly renovated 1st floor lobby and will include new polished concrete floors, lighting, paint and a new wood bench made from wood reclaimed from mills in the area. Glass doors will lead into the new office space. The office layout will be flexible for future reconfiguration and will include reception, two offices, a conference room and kitchenette space. Millwork in the kitchenette and reception areas will also be made of reclaimed wood and polished concrete floors and new lighting will be installed throughout the space.
